I moved on to development in Tallaght by joining Jarleth Sweeny who had successfully tendered for 2.8 acres for the site which is now Tallaght Retail Centre. Together we restructured the deal and introduced two other
partners; John McCable and John Walshe.

​At the time, Tallaght had c85k residents - the same size as Limerick. There were strong taxation incentives which were pivotal to attracting investment to the area. Tallaght town square had already been developed. The location was ready for infrastructural development with the ultimate arrival of the M50 and the Luas.

It was the right time in the economic cycle for the investment.
